The Flood and Freeze Sensor E20 needs a compatible eufy HomeBase to operate. A HomeBase is not included. Alone, this sensor does nothing: there is no hub-free, Wi-Fi or direct-to-phone mode.
The story in four scenes
The E20 sits on a laundry floor, under a sink or beside a hot-water system. It can run on one 1,400 mAh CR123A battery for up to five years under normal conditions.
Metal contacts on the underside detect the water. The LED flashes red twice, the built-in alarm sounds, and the alert travels to your HomeBase.
The sensor uses its Sub-1G link to report to the hub. The quoted maximum is 200 m in open space; walls, tiles, brick and metal appliances reduce real-world range.
This product detects and reports. It does not contain a valve, shut off plumbing, drain a room or summon a plumber. The practical ending is still written by a human with access to the tap.
Meet the cast
Water crossing the contacts on the base triggers the event. No invented AI story: metal, water, alarm.
Select 32, 33, 35, 37 or 40°F in the app. Temperature sensing accuracy is within ±1°C.
A 1.2 m cable with a probe under 0.5 cm thick reaches gaps where the sensor body and your hand will not fit.
Rated at 10 cm. The alarm repeats at most once a minute; the HomeBase phone alert is the part that travels farther.
One included 1,400 mAh CR123A battery. Actual life varies with use, environment and alert activity.
IP54 splash and dust resistance. Indoor placement only; the sensor detects water but is not built to live submerged in it.
Act one · the gap
Keep the sensor body somewhere sensible and feed the probe beneath a dishwasher, behind the washing machine or into a narrow cabinet gap. At under 0.5 cm thick, the probe reaches the place you would otherwise inspect only after standing in the result.
Act two · two climates
The water half makes sense in every postcode. The cold half depends on yours. Most of coastal Queensland may never reach the selectable freeze thresholds; Tasmania, alpine districts, inland tablelands and frost-prone sheds or holiday homes are a different story.
Act three · the sound mix
When water is detected, the onboard buzzer is rated at 75 dB measured from 10 cm and the LED flashes red twice. It is not a whole-house siren claim. The connected HomeBase is what relays the event into the eufy Security app.
Admission requirements
Green tickets are compatible at the stated minimum firmware. The amber ticket carries an extra age condition.

Firmware v3.4.1.2 or above and the HomeBase must have been released after 2021.
Firmware v3.7.2.6 or above. HomeBase 3 supports up to 16 cameras plus 34 sensors.
Firmware v4.1.4.3 or above. Professional S1 supports up to 16 cameras plus 32 sensors.
No HomeBase; original HomeBase 1; HomeBase E; a pre-2021 HomeBase 2; direct pairing to a phone; a camera, doorbell, SoloCam, smart lock or Keypad acting as a hub; or a third-party platform replacing the HomeBase. Those are not supported substitutes. The HomeBase is required and is not in this box.

It does not pair straight to your phone over Wi-Fi or Bluetooth. A compatible, online HomeBase is required.
There is no valve or plumbing control. It detects and alerts; you or another person still stop the water.
Use it indoors on a normally dry surface. Not outdoors, in a tank, sump or anywhere the device may sit underwater.
Walls, brick, tiles, metal appliances and the HomeBase location reduce the quoted line-of-sight maximum.

If 32–40°F is unrealistic at your site, buy for water detection rather than pretending the cold feature will matter.
The included cell is replaceable, but five years from now you may need a camera, hardware or online retailer to source one.
The local buzzer is physical; setup, configuration and remote phone notifications use the eufy Security system and HomeBase.

Tap “+”, choose Alarm System, select your already-online HomeBase and add the Flood and Freeze Sensor E20.
Stand it on the floor, attach it with adhesive or use the supplied screw mounting. Feed the probe into the tight gap if needed.
Wet the contacts as directed during setup and confirm the buzzer and phone alert actually arrive.

Do I really need a eufy HomeBase?
Yes. A compatible HomeBase is required and one is not included. Supported options are HomeBase Mini v4.0.5.2+, HomeBase 2 v3.4.1.2+ released after 2021, HomeBase 3 v3.7.2.6+, or HomeBase Professional S1 v4.1.4.3+.
I have a HomeBase 2. Will it work?
Only if it was released after 2021 and is running firmware v3.4.1.2 or later. Both requirements matter, especially when buying an older second-hand hub.
Will it pair directly with my phone?
No. There is no direct Wi-Fi, Bluetooth or hub-free mode. The sensor communicates with the HomeBase; the HomeBase provides the connection to the eufy Security app.
Will it shut the water off?
No. It contains no valve and does not control plumbing. It detects water or the configured freeze threshold and alerts you; stopping the water is still a separate action.
Can I put it outdoors or in a tank?
No. IP54 means splash and dust resistance, not weather exposure or submersion. Use it indoors on a dry surface that you want monitored for unexpected water.
How loud is the alarm?
The onboard alarm is rated at 75 dB measured at 10 cm and repeats at most once per minute. We do not describe that as a whole-house siren. Remote notifications depend on the connected HomeBase and app.
How does the freeze alert work in Australia?
You can select 32, 33, 35, 37 or 40°F in the app, with sensing accuracy within ±1°C. It is meaningful in frost-prone areas; in much of coastal Queensland, the water-detection half is likely to matter more.
Is there a subscription?
No monthly plan is required for the product functions described here. You do need a compatible HomeBase, the eufy Security app and the relevant account setup.
